SELLER LISTING OPTIONS TO HELP REDUCE COMMISSION Our clients choose the level of service from the options below that fit their needs based on their special circumstances and goals, thereby significantly lowering the cost of the real estate transaction by taking advantage of these savings.
OPTION 1 – Both Sell & Buy With MOP & Save Up To 4% Commission
1) Sell your property for 0% to MOP listing agent plus 2-3% to buyer’s agent AND
2) Agree to Buyer’s Representation Agreement with MOP listing agent to represent you on the purchase of your next home AND
3) Receive full service.
Savings To You: You save up to 4% commission on the sale of your home. Example: For a $200,000 sales price, you would save up to $8,000 in commissions when compared with traditional brokerage terms.
OPTION 2 – Sell Only, Receive Full Service, & Save Up To 2%
1) Sell your property and pay 2% to listing agent plus 2-3% to buyer’s agent at closing AND
2) Receive full service.
Savings To You: You save up to 2%. Example: For a $200,000 sales price, you would save up to $4,000 in commissions when compared with traditional brokerage terms.
OPTION 3 – Sell Only, Pay Flat Fee Up Front, Receive Full Service & Save Up To 3%
1) Pay $1,500 flat fee up front to seller’s agent plus 2-3% to buyer’s agent at closing AND
2) Receive full service.
Savings To You: You save up to 3%. Example: For a $200,000 sales price, you would save up to $6,000 in commissions when compared with traditional brokerage terms.
OPTION 4 – Sell Only, Pay Low Flat Fee Up Front, Receive Reduced Service & Save Up To 3½%
1) Pay a low flat fee of $1,000 to listing agent at time of listing and pay 2-3% to buyer’s agent at time of closing AND
2) Receive services as detailed below. This option is recommended for a seller who is very familiar with the real estate selling process and has been involved in a real estate transaction closings.
Included In Option 4: MOP will take pictures and market your property via the MLS & other websites, provide yard sign, flyers, and a key box. MOP will handle all the negotiations, prepare all the contracts, and coordinate the sale through closing at the title company. Showing service for appointment handling will be provided by MOP.
Not Included In Option 4: Seller will be contacted directly for showing appointments and seller will take care of showing the house. No open houses will be held by the listing agent; however, the seller is free to conduct open house with some assistance from the listing agent in preparing for the open house.
Savings To You: You save up to 3.5% (e.g., for a $200,000 sales price, you would save up to $7,000 in commissions) when compared with traditional brokerage terms.
OPTION 5 – Sell Only, Pay Lower Flat Fee Up Front, Receive Reduced Service & Save Up To 3¼%
1) Pay a low flat fee of $500 to listing agent at time of listing and, at time of closing pay $1,000 to listing agent & 2-3% to buyer’s agent AND
2) Receive services as detailed below. This option is recommended for a seller who is very familiar with the real estate selling process and has been involved in a real estate transaction closings.
